How exciting, you’ve finally committed to making the most important room in the house bigger. You can have your dream kitchen and every mealtime from here on will be a 1950’s style domestic bliss experience. Before that, you need to go through the exhausting and complicated process of planning applications, the inevitable hiccups and extended timescales that always come with any building project and building services. That’s why it is so important to find the right builder to use on the journey.
I experienced this for myself last year. I was renovating my 16th century cottage kitchen to include an infill extension, complete with a new kitchen fit out, new flooring, interior design and installation of an Aga. The property is Grade II listed, so that was an added complication. I had to deal with the local council planning team and the restoration council team were involved as well! Oh joy.
I chose Tate & Morgan as the building contractor for my kitchen extension. They had been recommended to me as experienced in working with listed buildings. As a small to mid -sized company they offered a personal service and they really cared, I wasn’t just another job. They also understood that as lay people we don’t understand the jargon, process or how to go about making a dream project become a reality. Usually as individuals we don’t have the direct experience of how to apply for planning permission. From the off Tate & Morgan recommended one of their architects and drew up plans and then submitted the planning permission. From here on Tate and Morgan project managed the job so that the process moved swiftly along.
My kitchen extension was to build in an infill (the reuse of a terrace space between my old kitchen and sitting room. Once permission was granted the real work started. A new roof was built over the courtyard complete with a Velux window. They suggested various designs from a flat roof (the cheapest option) but pointed out an apex roof would be more in keeping with property. Various designs and sizes were discussed and I was delighted I took their advice as this also gave the kitchen space, fantastic daylight and ceiling height. From here we had new electrics fitted, the drains moved, the flow of the pipe work altered and finally plastering and kitchen cabinets and appliances fitted. The piece de resistance was the arrival of the Aga. This was the most important thing to me, I had wanted an Aga for as long as I can remember. They are however heavy beasts and not the easiest things to manoeuvre (and super expensive!). I was very concerned that this would get into the house, fit in space we had built for it, would work and that no damage would occur to its lovely enamel. This was done to perfection. Throughout this task Tate and Morgan’s experienced team knew exactly how to deal with everything, down to preparing the space and ensuring the floor was weight bearing and getting it working effortlessly.
Throughout any building project there are always things that go against the plan. Once digging starts, once drains are dug up or once you try and fit cupboards into the tight spaces left within the plan for them. All this is incredibly stressful for the homeowner, but by choosing the right builder with the right construction experience, these issues will always have a solution and usually, relatively not too financially painful, J . This was certainly the case with me and Tate and Morgan. Also, when initially planning the project I made some assumptions that what I had thought would happen, would happen. Under cupboard lighting, extractors, splashboards etc. when changes were needed for all of these (a lady can change her mind right?), all changes were embraced and accommodated with no delay to the completion deadline.
Two years on and I still love my kitchen. Tate and Morgan helped me realise my dream and made the process painless. There have been little things through the last two years that have come up and with one call to them, Tate and Morgan have come back to me and helped with those teething problems quickly and efficiently.

We initially asked Tate and Morgan to quote for our driveway as they are members of the Guild of Master Builders. This gave us the reassurance we needed as we didn’t have any first-hand experience of a builder near us.
